New Rental Community Planned for Clermont: Ivey Ridge Subdivision

AMH's Build-to-Rent Development Gains Momentum

A new rental community is in development for Clermont as AMH (formerly American Homes 4 Rent) prepares to begin construction on the Ivey Ridge subdivision. Situated near the Foxchase community on Hammock Ridge Road, the project has received preliminary plat approval from Lake County and is expected to break ground this year.

The Las Vegas-based homebuilder purchased the 145-lot subdivision in 2021 for $9.4 million and filed construction plans with the St. Johns River Water Management District. Designed by Appian Engineering, the community will include single-family rental homes on 50×120-foot lots, along with amenities such as a pool, clubhouse, fitness center, and playground.

AMH, active in the Orlando area since 2020, specializes in Build-to-Rent (BTR) developments and manages a portfolio of roughly 60,000 rental homes nationwide. The company emphasizes affordability, stating that renting can cost 25% less than owning in major markets.

"The introduction of Ivey Ridge reflects Clermont's evolving housing landscape, offering residents modern rental options with community-focused amenities."

The development will also feature landscaped open spaces and buffer zones to maintain the area's aesthetic appeal.

The project's design incorporates feedback from community stakeholders and complies with Lake County's Land Development Regulations, ensuring that the subdivision integrates seamlessly with the existing neighborhoods. Lake County Florida

Enhancing Resident Experience

Ivey Ridge is set to offer a range of amenities aimed at enhancing the lifestyle of its residents. The planned community features include a swimming pool, clubhouse, fitness center, and playground, catering to families and individuals seeking a balanced living environment.

The subdivision's layout promotes walkability and community engagement, with pedestrian-friendly pathways and communal spaces designed to foster neighborly interactions. The inclusion of green spaces and recreational facilities aligns with current trends in residential development, emphasizing wellness and connectivity.

By focusing on Build-to-Rent homes, AMH aims to provide flexible housing solutions that accommodate various lifestyles, offering the benefits of single-family living without the long-term commitment of homeownership.
